Who must pay the fees of co-ownership trustee?
It is the co-owners who pay the co-ownership trustee fees up to the share they hold of the common portions. Trustee fees are effectively part of the general co-ownership expenses that are distributed among all the co-owners of an immovable.
The condominium fees are paid by provision, when the calls for funds are sent by the syndic of co-ownership. Appeals for funds are generally quarterly.
Average price of a trustee per lot
The price of the basic package is between 150 and 200 euros per lot per year. In practice, there is a steady increase in the price of trustee fees, around 10% annual increase. Note that other services not included in the package may be invoiced in addition.
How is the vote on the remuneration of the professional trustee going?
The absolute majority (Article 25) corresponds to the majority of the votes of all the co-owners of the immovable (present, represented and absent).
If the decision has received at least 1/3 of the votes, it may be the subject of a 2nd vote by simple majority (Article 24), majority of the votes of the co-owners present, represented or having voted by mail.
The trustee's remuneration includes the following :

How is the remuneration of a trustee calculated?
The remuneration of the professional trustee is linked to the standard contract of the syndic of the co-ownership. The syndic must therefore carry out two main missions:
- The administrative and financial management of the condominium;
- The representation of the trustee in the acts and legal actions of the co-ownership.
But this basic package alone does not include all the costs inherent to the co-ownership trustee. Other services may be invoiced in addition, for example:
- The organization of an extraordinary GA;
- The management of any works voted in GA: in general, these costs amount to between 2 and 5% of the amount excluding VAT of the works;
- The creation or modification of the internal regulations of the co-ownership;
- The travel of the trustee on the scene in the event of a disaster.
